DADUs in Seattle

Maybe you have an older child or children living at home. Or perhaps your family or friends visit you often or you’d love a private space to work, pursue a hobby, or host special events. If any of these apply to you, a detached accessory dwelling unit or DADU may be a smart investment.

ADU

Additional Unit on The Same Property

A DADU is a separate, additional unit on the same property as an existing home. Thanks to new housing ordinances, Seattle homeowners who live in single-family zones may build DADU to meet their unique needs and diversify their local community.

World Class Contracting specializes in DADUs in Seattle and the surrounding area. If you’d like your family to age in place and/or wish to add more livable space and enhance the value of your property, we’d be happy to meet with you and explore the option of a DADU.

The Process

The Plan

First, we’ll look into zoning requirements to make sure DADUs are permitted in your city or neighborhood. Then, we’ll identify the allowable size and test the sewer capacity as well as the water capacity. Next, we’ll hire an experienced architect to draft or modify pre-approved plans and design interior finishes.

After that, we’ll finalize a contractor. We'll be happy to work with a contractor you already know and trust or offer our own contracting services. Once we have a contractor set in stone, we’ll create a contract, which will clearly explain the scope of work, timeline, and budget. Lastly, we’ll purchase all of the materials and ensure they’re either on-site or in our warehouse before your project begins.

The Management

Now, it will be time for your contractor to work their magic. We’ll oversee your entire project, from start to finish, to make sure they complete it on time and on budget without compromising quality. Rest assured we’ll keep you informed with progress updates every step of the way.

The Final Walkthrough

As soon as your DADU has been built, we’ll walk through it with you so you can take in the beautiful yet functional addition to your property. Once we know you’re more than satisfied with results, we’ll provide you with a one year labor warranty as well as manufacturer's material warranty. Our team will follow up with you on a quarterly basis to ensure you’re still pleased with the finished product.

Fortunately, many neighborhoods in Seattle permit DADUs. To determine if DADU is an option in your neighborhood, contact your local city planner. We’ll be happy to do so on your behalf for a fee.

The size of your DADU will determine the length of your project. On average, however, DADUs take anywhere from 6 to 8 months to complete.

The amount of time it takes to obtain DADU permits varies from city to city. In most cases, it ranges from 3 to 7 months.

There are a number of factors that go into how much a DADU will cost, including location, size, and plumbing work. $350 to $400 per square foot is a competitive number.
